Oficinas Colonial, towards a more efficient understanding of space

Colonial, a benchmark real estate agency on the market for quality offices in the euro-zone, regularly refurbishes lobbies in its office buildings. In Madrid, a good example is the refurbishment at José Abascal, 56 where the lobby, the public areas and the access zone have been modernised. At José Abascal, 45 the lobby of the building was refurbished to optimise the space. The building’s lobby currently boasts a spacious waiting room while its classic elements have been updated to yield remarkable personality. The main features of the alterations at López de Hoyos, 35 are the improvements in air-conditioning, heating and lighting in the lobby.

Also in Madrid, the lobbies at Miguel Ángel, 11 and Santa Engracia, 120 were enlarged to make better use of the space. The two lobbies are now much brighter because of the change of colours in the decoration and the new furnishings. Lastly, the refurbishment of the building at Paseo de la Castellana, 52 are the alterations in access to the property, the enlargement of the reception desk and the renovation of the LED lighting system which operates in response to the amount of natural light entering from outside. 

These three office buildings in Madrid’s CBD currently have a 100% occupancy rate.

In Barcelona, the buildings at Diagonal, 682 and Berlín-Numancia, 38-46 were also subject to improvements. In both buildings, the access zones were extended and the elevator zone renovated. These two buildings have been awarded BREEAM Good sustainability certification and the percentage occupancy of the two buildings is currently 100%.

As part of the strategy of ongoing improvement in services to its properties’ users, Colonial incorporates cutting-edge innovation to streamline their day-to-day operations. These include the Citibox PropTech smart mailbox service. The system, which has now been introduced in 13 buildings and is shortly to be installed in a further two, enables users to receive packages bought online at the office.
